NEW YORK, NY – April 2, 2018 – RLR Real Estate (RLR) has successfully represented Porette Development, LLC in the $90 million financing of a newly constructed build-to-suit industrial facility, entirely leased by the FedEx Corporation under a long-term agreement. This FedEx cross-dock project consists of two buildings totaling 134,100 square feet with 165 docks on 45.6 acres located at 38 Porette Avenue along Route 7 in North Arlington, NJ. The property was particularly appealing to “last-mile” users with its easy access to major thoroughfares including I-95, I-78, I-280, NJ Turnpike, US-1, US-7, and US- 9, among many others. The property is also convenient to Port Elizabeth, Port Newark, Norfolk Southern Intermodal Rail Terminal, New Jersey Marine Terminals, and Newark Liberty International Airport, as well as being situated advantageously between the Holland and Lincoln Tunnels, only 6 miles from Manhattan.

The RLR team worked on behalf of the borrower, a Dallas based investment firm, to secure the non-recourse, ten-year loan with favorable terms through one of its CMBS relationships.

The RLR team represented the buyer, a Dallas based investment group with additional real estate holdings in the San Antonio area.
Completed in 2015 as a spec development, the property was 95% vacant at the time of purchase. The subject is located minutes from the South Texas Medical Center, providing great street visibility and easy access to a heavily trafficked intersection. Situated on approximately 3.5 acres at 8554 Huebner Road, in the San Antonio Medical Center, the property location is prime for additional medical users.

RLR Real Estate (RLR) announces a $7.035M refinancing of a Walgreens, 14,096 square-foot, single-tenant NNN leased asset in Portland, ME.
The RLR team worked on behalf of the borrower, a Dallas based investment firm, to secure the non-recourse, ten-year loan with favorable terms through one of its bank relationships.
The RLR debt placement team representing the borrower was led by Chance Johnson, president of RLR.
“The borrower acquired this asset, as a newly developed Walgreens, nearly ten years ago in a 1031 exchange with the intent of holding as a long term investment,” Johnson said. “This refinancing arranged by RLR provides for a reduced fixed-rate cost of funds which significantly increases investment returns over the next ten-year period. For the investors, this is nothing short of financial alchemy because nothing has changed at the property level, yet they’ll be receiving increased cash distributions.”
